Freeze-Thaw Cycles.
Okanagan winters freeze and thaw the ground over and over. Water in the soil freezes and lifts the base. Then it thaws, and the ground drops back down unevenly.
Now repeat that all winter. If the base underneath isn't deep enough or packed tight, the asphalt cracks and shifts within a few seasons.

Poor Drainage and Spring Melt.
‍Snowmelt and spring runoff soak into the base through cracks in the existing asphalt. Without proper slope and drainage planning, that water weakens the foundation and creates soft spots.
Over time you get sinking edges, dips, and alligator cracking, often called gatored asphalt.

Clay and Variable Native Soils.
Many Okanagan properties sit on clay-heavy or mixed soils. Parts of Vernon's East Hill are close to pure clay. These soils swell when wet and shrink when dry, so the ground under your asphalt is constantly moving.
Without enough excavation depth and proper base prep, driveways on these soils heave and crack early, leaving a rolling, uneven surface. Once it cracks, more water gets into the base and the problem accelerates.

Thin Asphalt Installations.
‍Some driveways are installed with minimal asphalt thickness to lower upfront cost. In our climate, thin asphalt is far more prone to cracking under vehicle weight and temperature swings.
What looks fine on day one may start failing in year two.

Skipping Base Reconstruction.
‍Laying new asphalt over a failing base looks good for a season, but the problem underneath doesn't go away.
We commonly see driveways that were resurfaced over a poor base instead of rebuilding the base properly, causing the new asphalt to crack and sink again shortly after.
